Business transactions should safeguard both sides -- the seller and the buyer. Ideal transactions are those where the risk on both sides is more-or-less equal. But the transaction between the builder and the buyer is not equal. The activity of implementing and constructing a real estate project necessarily has some risks, which should be ideally borne by the builder, because he takes that risk in order to get rich.
But, especially in case of the under-construction project, the builder loads all the risk on the buyer or early-bird investor. To become a buyer in an under-construction project is extremely risky for a normal middle-class person.
In a nutshell, please avoid buying flats in under-construction projects.
